A Pre-approved mortgage means a borrowers has been determined to be credit worthy and has enough income to be approved for a mortgage. Final approval will be based on credit, income and value of property. This information will be verified through documentation submitted by borrower and third parties.

After the pre approval process you will want to find a good reputable Realtor to assist you in your home search. Feel free to ask your Mortgage Broker for a referral to a good realtor in the area.

If you decide to go through the For Sale By Owner (FSBO) route when purchasing a home, many owners are aware of the importance a pre-approval letter. Showing them that you have been pre-approved for financing can prove to them that your serious about buying their property and increase your negotiating power.

If you have been pre approved for a mortgage loan, a lender will have reviewed your credit report and income and asset documentation, if applicable, and determined that you qualify for a specific loan amount and program. An approval without this level of review would be considered a pre-qualification. A pre-qualification is more or less a general idea of what loan amount and program for which you would likely be qualified.
